Zoning

Obtaining a county zoning permit is the first step in the development process. Zoning permits are required for all new construction, new commercial, and change of use projects. This includes:

  • Accessory structures
  • Buildings
  • Carports
  • Garages
  • New homes
  • Shelters
  • Storage buildings

Special zoning permits called Shoreline Protection Permits are required in the lake overlay district in addition to the traditional zoning permit. Commercial projects require site plan approval prior to issuance of any development permits. Building permits and Environmental Health permits require zoning approval prior to issuance.

Burke County practices countywide zoning. Each parcel of property is given a certain zoning designation which denotes the activities permitted on the property. Local governments use zoning guidelines to structure development within their jurisdiction in order to improve the quality of life for citizens and promote responsible growth and economic development while protecting natural resources and beneficial agricultural operations.

Before You Start

It is always best to contact the Community Development Department before starting a construction project or opening a new business. Some requests may take several days for staff to investigate and process. Zoning applications are required for every permit and may be downloaded and completed beforehand.
