Zoning
Obtaining a county zoning permit is the first step in the development process. Zoning permits are required for all new construction, new commercial, and change of use projects. This includes:
- Accessory structures
- Buildings
- Carports
- Garages
- New homes
- Shelters
- Storage buildings
Special zoning permits called Shoreline Protection Permits are required in the lake overlay district in addition to the traditional zoning permit. Commercial projects require site plan approval prior to issuance of any development permits. Building permits and Environmental Health permits require zoning approval prior to issuance.
Burke County practices countywide zoning. Each parcel of property is given a certain zoning designation which denotes the activities permitted on the property. Local governments use zoning guidelines to structure development within their jurisdiction in order to improve the quality of life for citizens and promote responsible growth and economic development while protecting natural resources and beneficial agricultural operations.
Before You Start
It is always best to contact the Community Development Department before starting a construction project or opening a new business. Some requests may take several days for staff to investigate and process. Zoning applications are required for every permit and may be downloaded and completed beforehand.
- Do portable storage sheds require a zoning permit?

Yes, all storage sheds, regardless of size, or if constructed on a portable foundation, require a zoning permit before being placed on the property. Any shed larger than 12 feet (either in length, width, or height) will also require a permit from our building inspection office.

- Can I live in a recreation vehicle/camper in Burke County?

In North Carolina, you can’t live in a recreation vehicle as a permanent residence. Zoning rules will allow an RV to be placed/stored on private land in Burke County. However, zoning rules do not allow power service, or utilities to be connected to that camper or recreational vehicle. If an RV or camper is placed in an established or approved campground or recreational vehicle park it may then be connected to utility services.
- Do prefabricated open sided carports require a zoning permit?

Yes, these prefabricated carport models do require a zoning permit and must meet the setbacks of the zoning ordinance. If the covered carport is larger than 20x20 (400 sq. Feet in size) then a building permit is also required.
- I am looking to get a perc test for a possible septic system for property I am looking to purchase. Do in need a zoning permit?

Yes. Prior to Environmental Health conducting or issuing you a permit for the perc test or septic evaluation, a zoning permit will be required.
