BURKE COUNTY 

BOARD OF COMMISSIONERS

NOTICE OF PUBLIC HEARING

JULY 20, 2021 – 6:00 PM

The Burke County Board of Commissioners will hold public hearings at 6:00 p.m. on July 20, 2021 in the Commissioners’ Meeting Room/County Services Building, 110 N. Green St. in Morganton, NC (Door E). At the meeting they will take public comment regarding the following zoning matters:

ZMA 2021-02:  Applicants: Venture Capital, High County Lumber, Morganton Federal Savings:  A request to rescind the Hawksbill Parallel Conditional District Development Plan and rezone thirty-five (35) parcels of land within and around the Hawksbill Subdivision located on Hwy 126 in Morganton.  Multiple parcels are proposed to be rezoned from the Planned Residential Mixed-Use-Conditional (PRMU-CD) District to the Residential One (R-1) District.  

Additionally:

REID# 54237 is proposed to be rezoned from the Planned Residential Mixed-Use-Conditional District (PRMU-CD) to the General Business (G-B) District. 

REID# 63769 is proposed to be rezoned from the Planned Residential Mixed-Use-Conditional District (PRMU-CD) to the General Business (G-B) District. 

REID# 63485 is proposed to be rezoned from the Planned Residential Mixed-Use-Conditional District (PRMU-CD) back to the Planned Residential Mixed-Use (PRMU) District. 

ZMA 2021-03   Tyler Campbell, applicant, a request to rezone a 1.23-acre portion of one 9.86-acre parcel (REID# 20749) from Residential Two (R-2) to the General Business (G-B) District.  The 911 address is 796 NC 18/US 64 in Morganton.

ZTA 2021-02:  (County initiated text amendment.)  This is a request to add or modify text to the following sections of the Zoning Ordinance: 

Article 5, Section 5.1, Accessory Dwellings

Article 5, Section 5.4, Short-term Rentals - Zoning Compliance Permit Regulations, Owner Occupied STR Operational Requirements - Maximum Rental Duration, Events, and Verified Complaints

Article 5, Section 5.19, Advertising Signs and Structures - Signs Exempt from a Zoning Permit – Temporary Signs, and Note

Article 6, Section 6.1, Non-Residential Building Design Standards - Building Height

Article 6, Section 6.2, Industrial Design Standards - Building Height

Article 8, Section 8.16, The Board of Adjustment

Article 8, Section 8.25, The Planning Board

If reasonable ADA accommodations are needed to participate in the hearings, please contact the County Manager’s office at 828.764.9350 at least 48 hours prior to July 20.  Face coverings are not required for citizens that are fully vaccinated against COVID-19. This meeting will be streamed live on our YouTube channel, BurkeCountyNC, at 6:00 p.m.
