Per zoning requirements, all manufactured homes must have steps or porches installed for occupancy. The regulations require the front porch to be at least 36 square feet in size. Any additional door that opens away from the home must also have a 3x3 landing and steps. If the door opens into the manufactured home, then no landing is needed, but steps and handrails would be required.
If the manufactured home is a double wide, then masonry underpinning is required. This can be brick, block, stone, or stucco. If the manufactured home is a single wide, then vinyl underpinning is allowed.
If the deck or porch is less than 12x12 (144 square feet) or if the deck does not contain post supports, then no building permit is required. Any deck, regardless of size or design, will require a zoning permit.
Yes. Once the foundation is poured or covered over, then building inspections cannot validate that the work done is compliant with code.
It depends upon where you are located within the county. Our four (4) inspectors cover certain areas of the county as assigned.
If properly scheduled within our online inspection portal, the inspection will occur as noted on the inspection request. We do not schedule appointment times. The inspection would occur between 8:00 AM and 4:00 PM on the date of the scheduled inspection.

Yes. Once the inspection is completed, our office will schedule and notify the electrical service provider so that connections can be energized. However, the customer will have to call the power company as well to initiate the customer side of the transaction.
